Chip & Tar Paving, also referred to as “Chip Sealing” Paving, “Tar & Chip”, “Sprayed Seal”, and “Surface Dressing”, is the most economical method of street and pavement resurfacing. Chip & Tar Paving is comparable to other resurfacing methods in durability and effectiveness, but costs far less (25-40% cost reduction vs. pavement overlays), and is commonly used by municipalities, retail centers and office complexes throughout North America.
Chip & Tar Paving is a great option for sealing asphalt, keeping out water, is smoother than patching to repair cracks, and can be a very cost effective method of maintaining driveways and parking lots. Chip & Tar Paving can be used on new pavement to increase traction, or to prolong the life of pavement that is structurally sound, but beginning to age and may have some surface damage.

Chip & Tar Paving Benefits
Asphalt roads are like the paint on your house. The moment the application process ends, the deterioration starts. Much like paint, asphalt is subject to oxidation, sunlight, rain and freeze and thaw cycles. Pavement is also subjected to a wide array of different traffic loads, use of equipment for snow removal, and additional stresses from normal ground movement.
- Very cost-effective
- Virtually maintenance-free
- Improved surface texture and superior traction
- Beautiful appearance
- Extremely durable
- Perfect for new roads or resurfacing
- Seals small cracks and imperfections
- Excellent weatherproofing
- Gives new life to weathered surfaces
- Protects underlying pavement from oxidation, aging, and traffic wear
Chip & Tar Paving Process
Chip & Tar Paving or “Chip Sealing”, involves spraying a thin layer of asphalt on an already paved surface, then layering a finely graded stone on top of it, and finally rolling it smooth. In newer methods, asphalt emulsion, which is used in sealcoating, is used in place of actual asphalt. Finally, excess loose stones are removed so they do not become a hazard, causing chipped windshields, or other damage.
Is Chip & Tar Paving a Good Option for Driveways?
Chip & Tar Paving can be used as an alternative to actually paving a driveway as well. The cost for this type of driveway is generally 30-50 percent less expensive than the traditional asphalt option. Additionally, Chip & Tar Paving requires no regular maintenance because sealing is not required, unlike with asphalt. However, keep in mind the life expectancy of this type of driveway is only seven to ten years, compared to 25 years or more with asphalt.
